From page 3 But, says Aghtai, ‘‘North Van- couver is way behind in both de- velopment and appreciation.”’ It used to be that anything below Keith Road was considered undesirable. It was a bad area, more industrial. But it is water- front and waterfront is a limited and valuable commodity. Prior to January 1988, prices as high as $260 to $290 per square foot were being asked for new luxury developments on the North Shor But the high interest rates of the past two years have resulted in prices dropping drastically to $190 to $220 per square foot. Developers believe that these prices will not jump back up as quickly as they fell. Victoria Place on 123 East Keith Rd. was ready for market- ing a few months prior to The Sailview at 125 West 2nd St. Being first on the market and being on Keith Road — the psychological boundary between upper and lower Lonsdale — the project sold quickly. Ninety per cent of the units in The Sailview sold within six months, primarily to North Shore residents. - The Olympic, marketed six months after the Sailview, is 50% sold and has been selling primarily to downtown residents. The tallest building in North Vancouver was developed by Cressey Development and is ap- Propriately named The Obser- vatory. Located at 120 West 2nd St., the 29-storey tower has three, two-bedroom suites per floor, all with large balconies ranging from 200 to 350 square feet. There are two penthouses, each with 1,000-square-foot sundecks. Shore condo market surplus expected to dry up in two years Avenue (near 17th and Lonsdale), is the only new highrise develop- ment in central Lonsdale. All 53 two-bedroom units were sold in less than six months for $200,000 to $400,000. McLean Management, the de- velopment company behind the project, attributes the fast sales to the location — cluse to banks, Lions Gate Hospital and recCen- tre Lonsdale. The building was sold primarily to North Vancouver residents, in- cluding some first-time buyers, mostly in their "30s and °40s. On the upper end of the scale are two towers in West Van- couver, Les Terraces and The Westroyal. Les Terraces at 2250 Bellevue Ave. in West Vancouver is perhaps the most unique tower on the North Shore. With the exception of a two- storey penthouse, each three- bedroom residence occupies an entire floor and has water and mountain views and plenty of deck space (210 to 410 square feet). The second floor is devoted to an indoor pool and health spa. There are three parking stalls per suite, two in a private garage. Grant Botto = Realty ‘You deserve the best... CALL 984-SALE Additional guest parking is pro- vided. The building is being marketed locally through the Sussex Group, and to date, three of the units have been sold — all to Van- couver residents, . Developed by Viam Holdings, The Westroyal, at 320 Taylor Way, has 101, two- and three- bedroom suites, each with solarium, large balconies, eight appliances and two parking stalls. The tower has an indoor pool, health club and exquisite land- scaping. In addition to the tower, there are 10, three-bedroom townhouses; to date, the tower is 40% sold According to the district plan- ning departments for North and West Vancouver, no new devel- opment permits have been issued for residential towers which means. there will be no new construction: beginning for at least a year. There is currently a supply © surplus of luxury condos in the North Shore market that will dry up over the next two years. North Shore real estate agents concur that by the time the next group of buildings is complete, there will be a demand market again.
