Go down Westport Ad. to Marine Drive 5375 Marine Drive West Vancouver SUNDAY, NOV. 25th AT 1 PM SHARP Viewing from 12 noon City reduces floor space requirements DESPITE SOME uncertainty about the long-term effects of the move, North Vancouver City Council decided Monday night to reduce the minimum floor space required for apartments built in the municipality. By Pamela Lang Contributine Writer The final adoption of an Af- fordable Housing Initiatives zon- ing amendment bylaw reduces the minimum size of one-bedroom apartments from 600 to 560 square feet, with a minimum of 750 square feet for two-bedroom units, In addition, buildings with 10 or more units must use the 750- square-foot minimum as a max- imum internal floor area in at least 20 per cent of all apartments. City staff and the city’s adviso- ry planning commission had raised concerns that the bylaw could have a possible negative long-term effect on the housing market because of uncertainty over whether smaller apartments would be in demand or necessarily af- fordable. A public hearing on the bylaw garnered public input from only one city resident. Dennis Schmidt suggested that smaller apartments were un- suitable for families with children and therefore would not provide affordable housing for an impor- tant segment of the population that needs it. Inquiring about the economic feasibility of smatler apartments, Ald. Stella Jo Dean asked if the 20 per cent requirement will stop developers from building in North Vancouver City. NORTH VANCOUVER CITY COUNCIL But Richard White, the city’s assistant director of planning, said developers want to build smaller units. He said developers are al- ready askine to build 560-square- foot apartments. Dean and Ald. Frank Morris voted against final adoption of the amendment bylaw. The smallest apartment that can be built in North Vancouver City is 450 square feet, a figure that was unchanged by the adoption of the bylaw.
