The West Van Council followed suit with a highly partisan promo- tion piece. The real facts are: @The revenues projected by Newcorp are not adjusted to deduct the cost of municipal obligations to service the land and construct the proposed northern access to Clyde Avenue. © At the end of the 99-year lease the land reverts back to the municipality. In the interim, any solution to the inadequate capacity of the bridge and northern ap- proaches to this vita! link is likely to be prejudiced by unforeseen complications due to the unavailability of the subject land. © Postponement of a solution to the Lions Gate crossing will in- evitably have its impact on the real estate values of the North Shore. Who wants to live or work in a community lacking reliable access to the downtown city core? The ‘independent traffic con- sultant’s report'’ is only now being used by Newcorp and West Van- couver Council to support their proposal. The report would therefore seem to lack credibility if adequately challenged. . The only way to be certain that this development will discharge a specific or limited number of vehi- cles onto the bridge during peak traffic hours is to control the pro- cess with traffic lights. Who will dictate the final control of these strategic lights?
