TAXES and an in- crease in mortgage rates earlier this year are clouds with silver: linings for home buyers, according to a recent ’ Canada Trust Home Price Survey. Combined with some neg- ative economic predictions, they have combined to create one of the most favorable real esiete buyers’ markets iu a few years. - Canada Trust’s survey shows a slowdown in price increases in the last four months, with prices actually falling in some of the. more expensive housing n.arkets. “*The messxge to the buy- ing public is clear,” says Jamie Johnston, Canada Trust vice-president, support services. ‘‘The time to buy is now, but many people don’t vealize it. In the last few months, there has been bad news from the federal ~ budget, in some provincial budgets, and we've heard uncertain ‘market predic- tions. Consumer confidence was affected.”’ Tx some markets across Canada, there is now a LDE CAULFEILD -- ONE BLOCK TO THE BEACH Charming home atop a rocky bluff commanding superb views cf the bridge, Stanley Park and Point Grey! Increased’ supply leaves buyers in a stronger position, giving them time and leverage to shop for a home, It’s produced a great buyers’ market for price, while recent decreases in mortgage rates have lowered carrying costs. This presents & rare opportunity for hore buyers, Johnston says. “However, it would be a mistake to assurae the op- portunity will last. We've had our bad news now, peo- ple who’ve delayed buying will start :o respond to the favorable market. As well, people have always felt con- fident in real estate as an in- vestment. Its relatively Steady appreciation and tangible value are increasing- ly attractive, compared with more volatile forms of in- vestment, such as the stock market,”’ said Johnston. Canada Trust’s Home Price Survey showed that at July i, British Columbia, and most notably Vancouver — 2 prime target for Southeast Asian investment " 985-8866 (24 H — are showing a particularly strong market this year. The Vancouver sectors surveyed saw prices rise almost 30 per cent in 12 months, with vir- tually no price reduction in the past four moaths. Elsewhere, relatively strong regional economies in major Ontario urban centres and Calgary show24 moder- ate to good amnual returns. Toronto and London achieved annual price changes asove 17 per cent. London is: of particular interest te investors, since it matches Toronto’s annual rate of appreciation, but with a lower go-in cost. It has also shown a consistent price rise. compared with Toronio prices, which tend to fluctuate in response to market aciivity. The mid-size cities of Ot- tawa and Calgary had mod- erate price gains of about 8 per cent. Housing prices in Atlantic cities, Montreal and throughout the prairies showed a relatively flat average price, with marginal iacreases being reported for some municipalities.
