18 - Friday, July 26, 1985 - North Shore News Housing sales show increase SECOND QUARTER sales through the Multiple Listing Service of the Real Estate Board of Greater Vancouver show significant improvement over the comparative quarter in 1984 and continued the up- ward trend noted in the first quarter this year, Three thousand three hun- dred seventy-nine single family home sales were reported ia areas served by the Board, a 31 percent increase over the 2,582 reported in the second quarter last-year. Condominium sales registered an increase of 21 percent, with 862 units sold this year compared to 683 in the same quarter last year. »Sales statistics in the Board’s quarterly report show median ‘prices remained ‘generally stable with.some in- medians noted in areas where higher priced homes were sold, The median is the middle of the sales range and this mid-point can fluctuate quarter by quarter or year by year due to particular sales in each area, and does not necessarily suggest rising or falling market values. An average price com- parison is considered a distor- tion because it is calculated from total dollar volume divided by the number of ’ sales. This simplistic calcula- tion is only valid if .most homes are in a similar price range, but if unusually high (or. low) priced houses are add- ed in any quantity to swell (or reduce) the total, the “average” is affected and features within. ~ ‘The builder’s search for quality materials has been called excessive by some.
