ESPLANADE SITE SUGGESTED Dear Editor: I am writing in regards to the proposed development of the Lonsdale Quay, directly behind the ICBC offices. Not only would such a building (an office/residential tower) become a major pruolem for those who live and work in the area, it would totally destroy the present aspect by creating another concrete canyon. Ambleside Quay I find it rather incredible that both the North Vancouver City Council and the developers did not consider the more practical land on the north side of Esplanade. The land is one block long and two blocks deep, bounded by Lons- dale, Chesterfield, Esplanade and Second Street. This land has only five buildings and a couple of car parks on it at the present time. It is just unused scrubland that certain- seniors housing has ‘dangers’ Dear Editor: I am concerned about the pro- posed seniors development on Es- quimalt Avenue in West Van- couver. Allowing another seniors housing project to be built in Ambieside has two dangers. First, spot-rezoning of this type reduces the community plan to the status of a very expensive but useless piece of paper, Secondly, a precedent will be set for more ofr this specialized hous- ing and it is no secret that several developers. are waiting in the wings. This type of development is profitable because of its great den- sity. : The long-term effect of having several senior residences makes for West Vancouver gaining a reputa- Divorce H2 Maintenance - ‘i Custody i Separation Agreements tion as a neat place to retire, which it is, especially if you are escaping Prairie cold or such like. However, _ West Vancouver has a very limited, commercial tax base, no industrial tax base, making property tax the major municipal income. 7 Should the balance of the,com- munity Jean more towards seniors, then this will have far-reaching ef- fects on our taxes. , Furthermore, with seniors being not very active consumers of goods, but rather “consumers of publicly-funded “services, our commercial areas will suffer, schools will suffer, and a great strain will be put on our municipai taxes, , S.M. If the North Vancouver City Council! should insist on pro- ceeding with this present develop- ment lunacy, then I for one would have very serious concerns as to their possible personal involvement in the development company con- cerned. Unfortunately, the conflict of interest guidelines for all three levels of government are so lax and inadequate that they are virtually useless. The most flagrant abuse of po- litical ‘‘privilege’’ is 95 per. cent of the time found in real estate development. It appears to be so in this case, I sincerely hope that the City of North Vancouver will show total responsibility and public trust by ordering the developer to scrap the Lonsdale Quay project and trans- fer it to the Esplanade site, where there is much more room and little conflict with other businesses and residents.
