‘meeting. on Dec, .12,. Monday's
“hearing drew a crowd and stirred up
controversy.
General consensus ruled the day
as council proceeded to down-zone
all four corner properties in ques-

tion until one of the owners of the
area’s southwest corner proposed a
late change to the proposed zoning,

Buron Company's John Nicholls
told council his company — is
resigned to Jive with the proposed
single-family zoning proposed for
the old service station site,

However, Nicholls asked council
to accept the division of the area
into four lots rather than the pro-
posed three.

Nicholls cited. affordability as
the driving factor behind his pro-
posal.

He added that the final selling
price of cach of the three homes
would be about $490,000 compared

‘to $368,000 for cach of four.

“Which is more appropriate?"
he asked.

During her presentation, Laura
Vandrie!, founder of “the
Queensbury Enhancement Assoc-
iation, told council that many of the
area's residents moved to the area
specifically because of its predomi-
nant single-family zoning.

“In North Vancouver City’s big
picture down-zoning in Queensbury
represents a relatively small con-
cession,” said Vandriel.

“To us it represents our future,”
she added.

Vandriel spoke from prepared
notes that represented the position
of her association.

She was caught off guard by the
new proposal. However, she said
she “would rather see four nice cute

lite homes than three monster
houses.”

Council rezoned the property to
a single-family zoning but voted to
defer making a decision on the
number of lots pending more infor-
mutton from staff,

Coun. John Braithwaite was the
only councillor against the defer-
ment saying that whether the area is
divided into three or four lots is a
separate issue that should be
addressed at another time. But
Coun. Barbara Sharp and other
councillors disagreed.

“There isn’t any necessity to
race into the decision whether this
area is zoned for three or four hous-

es,” she said.
