My landiord wants the rent paid ia cash cach month and he won't let me put up a separate rail box with my name on it which makes me pretty sure that it is an iHegal suite. Could this suite, if it is Mlegal, be closed dowr suddenly, leaving me without a home? Would my insurance on all my furniture and possessions he void if there was a fire and they found out that I was in aa legal suite? Answer: It certainly sounds as if the suite you describe could be il- legal. In the City of North Van- couver the zoning bylaw with regard to iilegal suites is only being enforced when a written complaint is received. in this case the building will be inspected, and if the complaint is found to be justified, the city will require the suite to be closed down. There is no security of tenure for the tenant under these cir- cumstances. The city wili give the landlord three months’ verbal and written notice, and it is up to the landlord to notify the tenant. However, under the Residential Tenancy Act the tenant would only be entitled to cne month’s natice. There are some differing opi- nions as to whether your insurance would be valid in the case of a fire in an illegal suite. For your own peace of mind you should check with your insurance company to see exactly what their policy would be. “a Question: 24y mother has had her name down for a long-term care facility for some time and we are hoping that she will get a room within the next few months. I have had to do a lot for her and she has been getting help from the home-care people. At the moment she is receiving both the GAIN and SAFER sup- plements i: addition to her OAS pension in urder to enable her to stay in her »wn gpartmeni. Would these subsidies continue when she moves into a residential care horse? Answer: No. Both GAIN and SAFER will be discontinued when your mother moves into a long- term care residence. You will find, however, that the cost of a standard room is indexed to OAS and will only increase as the persion does, so that it will remain affordable te those on the full basic pension. ; aed The North Shore Information and Volunteer Centre, a United Way agency. is located at 1060 Roosevelt Cics., North Vancouver, B.C.
