Real Estate etached hous Starts SINGLE DETACHED starts are down in September to 1,208 units from 1,439 units in August, according to the Canada Mortgage and Housing Corporation. Compared to September 1986, singles starts are up by 16 per cent. Starts are on a seasonal decline for the next few months. Taking seasonal! factors into account, seasonally ad- justed starts are down in September but not by as much as actual starts. In an- nualized terms, urban BC’s rate is 14,600 units down from August’s 16,500 units by 11 per cent. Actual starts are down 16 per cent. The trendline ceased its ing adeciine rapid increase and actually halted according to latest data. September’s decline in seasonally adjusted starts could be an indication of the future. Add to this August’s per- formance and it may be that July is the market’s peak. More certainly, the rapid trend growth appears to be over. In September starts are lower in most centres when compared to August. In Vancouver 883 units started in August compared to 823 units and in Victoria 164 units to 116 units this month. Kelowna and Matsqui are down from 90 units to 62 units and from 73 units to 56 units, respectively. Kamloops and Courtenay starts are slightly higher. Urban B.C. singles starts amount to 3,022 units so far this year, which is up 28 per cent over last year (8,638 units). Vancouver is up by less than the B.C. average at 19 per cent. Of the larger centres in B.C., Kamloops is up 141 per cent and Kelowna is up by 94 per cent. October's forecast of singles starts is 1,120 units. This is partly due to seasonal factors and to the cumulative impact of higher interes! rates in the past six months. Demand up for homes DEMAND FOR homes is up in September but at a more moderate rate than in recent months. Completions exhibit a similar pattern. Inventory levels are up in September as well. Completions are up to 1,356 units in September from 1,281 units in August. The usual seasonal pattern is in evidence whereby the summer months experience the highest levels. In the next few months completions will be lower due to seasonal fac- tors. On a trend basis, ad- 3131 DUCHESS, NORTH VANCOUVER justed for seasonal effects, the rate of increase is moderating, which is usually a precursor of a near-term change in trend direction. The absorption pattern is similar to completions except that its trend increase is more moderate. In actual terms, demand totals 1,320 units in September. Absorp- tion is higher in most of the 8 centres surveyed. Inventory is higher in September, to 992 units from 956 units. This is the second consecutive increase. Last September, inventory was higher at 1,071 units. It is quite fikely that inventory will rise further in the next few months. Median prices of new houses are higher for August in Vancouver and Victoria. Vancouver’s price is $140,000, up from $131,000 in July but not in line with levels since March 1987. One year ago the median price was $140,000 as well. In Vic- toria the median price is $137,450 in August com- pared to $127,000 in July. SATNAM T.
