18 - Friday, February 22, 1985 - North Shose News Real Estate Waiting for recovery From Page 7 7 Although most areas con- tinued to experience decreases in value in 984, the rate of decrease slowed in the second half of the yesr, Patterson notes. ‘In many parts of Van- couver, values have held their own since the third quarter or experienced slight decreases, he observes. One exception was West Vancouver, where detached bungalows decreased in value by 18.1 per cent in 1984. in North Vancouver, decreases were not as severe. Here detached bungalows dropped from $115,000 to $110,000 in 1984, a decrease of 4.3 per cent. In ‘East Vancouver, stan-. dard condominium apart- ments held their own at $73,000 throughout the year. Detached two-storey homes moved from $153,000 in January 1984 to $148,000 in October, where they remain- ed for the balance of the year, an annual decrease in value of 3.3 per cent. In Surrey, a detached bungaiow can still be purchas- ed for under $90,000. Values in this category decreased from $86,000 to $83,000 dur- ing 1984 while detached two- stoizy homes decreased 17 per "| BDRM & DEN - NEW ON MARKET Asking $49,500, owner moving pliances & garburator. In Kerrisdale, a higher- priced area, values appear to have stabilized in the last quarter of 1984. Increases were reported in all categories except detached two-storey homes, which fluctuated from $280,000 (January, 1984) to $295,000 (July, 1984) back to $280,000 (October, 1984) and ended the year at $275,000 for an overall decrease of 1.8 per cent. , The resale market was par- ticularly soft in the interior of British Columbia. In Kamloops, Prince George, Kelowna, Penticton and Vernon, resale values in all housing categories decreas- ed in value throughout 1984, It was the same story in Vie- toria. Here decached bungalows and two-storey homes stabilized at $88,000 and $114,000 in October, but annual decrease in value were 12.8 and 13.6 per cent. Looking ahead to the rest of 1985, Patterson feels the resale housing market will perform much the same as in 1984, “There are both negative and positive factors on the horizon,"’ he feels. ‘*On the one hand, we continue to receive poor economic fore- casts for the province and pre- dictions of continuing high unemployment. On the other hand, lower interest rates and renewed confidence in the federal government are both encouraging signs.’* Resale values quoted in the survey represent market values of typical homes and are com- pared to figures reported 12 months ago and six months ago. The survey reflects Royal LePage’s estimate of fair market value in each location, based on data and opinion supplied by real estate person- nel across Canada.
