WHEN IS A SALE A SALE?

A house has to be sold again and again and again. It must be SOLD first in the advertising. It
must be SOLD again each time it is shown.

When a prospect makes an offer, the selling job continues all through the negotiations: the
buyer must remain ‘‘sold’’ enough to up his offer in hopes of meeting the seller's needs.
Even when the seller and buyer agree and a contract is signed, the sale is not really com-
pleted. A lender must still be ‘‘sotd'’ on the property and on the buyer —: ‘‘sold"’ enough to
offer a mortgage the buyer can handle.

Not until the finat closing, when title is passed trom seller to buyer, is the sale a sale. That's
why many seliers limit the time they will wait until a prospective buyer finds a mortgage.
Others simply keep the house on the market until the sale is final.
