TEMPORARY RESPITE has been given to a group of
North Vancouver City residents fighting to maintain the
single-family character of their neighborhood.

The residents expressed concerns
ranging from neighborhood
preservation to the possible cre-
ation of illegal suites during the
public hearing on a_ proposed
duplex development at the 300
block of East 9th Street.

‘*We like the character of the
neighborhood with the older style
houses,”’ said N. Bartley of 335 E.

The owner Mr. Radziszewski
argued that the nature of the
neighborhood would not change.
He said the current tenants of the
house would become new residents
in the duplex and would continue
to raise their family in the
neighborhood.

Other residents said they would
settle for a down-zoning of the
proposed duplexes.

walked around the neighborhood
earlier in the day and agreed with

City planner Richard White said
a down-zoning would force a
significant decrease in density, a
drop from 4,800 square feet per lot
to 2,900 square feet.

Mayor Jack Loucks said if
council decided not to allow the
developer to go ahead with the
proposal, they would be sending a
confusing message to developers
by disregarding the Official Com-
munity Plan. He suggested that
council either follow the OCP or
revise it.

parking exit too close to a corner
stop sign and could possibly cause
accidents and traffic congestion.
Other residents were concerned
the owner would allow illegal
suites to be built in the houses.

Ald. Frank Morris listed several
other buildings owned by Rad-
ziszewski that currently had illegal
suites, even though the owner had
signed agreements guaranteeing
that no illegal suites would be
allowed.

But the owner said the design of

these duplexes made it ‘‘impossi-
te"’ to consiruct illegal suites.
