RESIDENTS ON the south side of the 1100-block Dyck
Road in North Vancouver District fear that development on
a municipally owned, steeply sloping lot on the north side

will worsen drainage problems

residents asked for a delay in the
development of an adjacent five
lots until all of the property
owners on the north side” are
prepared to develop their land si-
raultancausly. They also pleaded
for the retention of the remaining
trees in the area.

Dyck Road runs’ west off
Mountain Highway, terminating in
a cul-de-sac just before Dempsey
Road,

The owners on the south side
paid for their ‘half?’ of the road
and services under a local im-
provement initiative when they de-
veloped their own lots some three
years ago.

Marius Pytiewski told council
that each owner paid ‘‘approxi-
mately $35,000’ for the ‘servicing
with the ‘‘understanding’’ that the
north side of the block would be
developed in the same fashion
when the time came.

The district owns the equivalent
of three lots at the western end of
Dyck Road, but rezoned much of
its property Parks, Recreation and
Open Space (PRO) recently.

tion that the municipality is seck-
ing to rezone to RS2 (approx.
12,000 sq. ft. or 1,100 sq. m).

But staff planner Hope Burns
told the hearing that the lot the
district plans to create will be

Burns also told the residents
that staff is. recommending the
creation of an R§2 lot in order to

A separate public hearing
covered the rezoning of a portion
of privately-held land to the im-
mediate west of the district prop-
erty in-order to facilitate the sub-
division: of five lots fronting on
the north side of Dyck Read.

The five lots owned by the
Paterson family will require ex-
tension of storm and sanitary
mains along Dyck Road and the
widening to 26 feet (7.8.m) of the

road itself in front of the proper-

ties.

But the south-side residents op-
posed that bylaw too.

They told councii that they did
not oppose the development itself
but expected the road widening to
occur along the whole block. ~

Pytlewski told council that the
existing residents had always op-
posed piecemeal development.

“We will not agree to have part
of the road widened and con-
struction spread over a longer
period of time,”’ said Pytlewski.

Council. will consider second
reading of the two . rezoning
bylaws at its next meeting.
