Another important environmen- tal topic is reycling, and Toyota displayed various components of a car going through a recycling pro- gram at the Toyota booth in the trade fair. Ohashi said, ‘‘Conserv- _ ing material resources and energy makes environmental sense, as well as economic sense. That means recycling vehicles.” According to snother source, Toyota plans to use materials and develop technologies that will make ‘‘post-use’’ vehicles 85% recyclable by weight by 1996. Currently, about 75% of the ma- tejal in automobiles gets recycled in Japan. Fortunately, Ohashi also feels that all these environmentally friendly efforts shouldn’t benefit only developed nations. ‘‘I also feel strongly that the progress we achieve must be progress for all nations. And we must share the advances we achieve in en- vironmental technologies with people and industries in every na- tion.” If all automake.s have attitudes like Toyota, and share technologies with every nation, perhaps the world in the next cen- tury, will indeed become a more harmonious place in which to live. Vancouver registers lowest percentage of young home buyers RELATIVELY HIGH home prices continued to keep many young buyers *out of the Vancouver home market in 1991, according to the recent Royal LePage Survey of Real Estate .Con- sumers. - In 1991, Vancouver had the lowest portion of buyers aged 20-29 years old in Canada, at 13%. In contrast, the 1991 na- tional average for this group was 21%. Consistent with the low por- tion of young buyers, the city’s first-time buyer rate, at 30%, tied with Saskatoon’s for second lowest in the country. First-time buyers represented 34% of the na- tional market. ‘*Even though prices have soft- ened a little in the past year, Van- couver’s average house price is still the second highest in Canada,”’ says Jerry Jackman, Royal LePage senior vice-presi- dent and divisional general man- ager for Western Canada. ‘That means young people have to save for a longer time before they can buy a home.” However, Jackman believes first-time buyers could represent a higher proportion of the Van- couver market in 1992, **Many people believe that prices and interest rates have bot- tomed out. These factors, along with the government's 5% downpayment and RRSP loan programs, should encourage more first-time buyers.” Jackman also points out that Vancouver’s housing market hasn’t been as volatile as many others in Canada. ‘“‘As a result, the proportion of the fi rst-time buyers in the market has stayed fairly constant for a number of. years,”’ says Jackman. Other findings in the Royal LePage Survey of Real Estate Consumers include: @ Edmonton, Saskatoon, Regina, and Winnipeg all experienced declines in the percentage of first-time buyers, while Toronto, Ottawa, Montreal and Halifax registered increases. Both Van- couver and Calgary saw no change in first-time buyers’ portion of the market; @ the percentage of detached homes sold in Vancouver during 1990, at 57%, was the nation’s lowest, while condominium sales represented 39% of the market, the highest level in Canada. The year saw a plentiful supply of condos at affordable prices enter the market; @ Vancouver’s percentage of single female buyers, at 53.2%, was the highest in Canada. The largest study of its kind, The Royal LePage Survey of Real Estate Consumers tracked 60,000 sales and purchases in 11 cities, including more than 2,200 in Vancouver. Statistics were com- piled by the company’s residential and real estate specialists.
