('m sure! H's now a thing of the past and we look forward with expectation and hope to 1999. The prediction | made in last month's update (based on a scaled-down Nov/98 trend) turned out to be marginally on the high side. | said that North Shore-wide, 190 units should seil in Dec/98 - the final figure was 182. Thus, even fewer sellers .chieved their goal in Dec/98 than in Nov/98. In all cases in 1998 however, the last six months underperformed the first six. What of this year? Can | get away with “If more serious buyers emerge, then a greater number of units wilt sell?” | guess not, but, it is aif that can be said with any certainty. Indications are, however, that there is a high level of “pent-up demand” or - “a high number of peo- ple who wish that the past year had permitted them to get out of their present home and into the new one” - whether that was tenants wanting to become owners and not doing $0, Upgraders not upgrading or empty nesters deferring the downscaling. In any event, it means a geod number of human beings having had their dreams deferred. On a positive fote, | was ina new condo presentation centre (Lower Lonsdale) on Jan 2/99 (Sat)and was astounded at the number of folk tooking around. Maybe many were “early stage” look- ers ~ more serious buyers are usually working with a realtor - but this level of interest was, | feit, noteworthy, as it is the younger, first time buyer who traditionally drives the mar- ket: this being the season when many potential buyers sit up and take notice of the offerings in the marketplace. Will more properties seli this year, without prices having to fat dramatically ? This analyst believes we have seen the worst, and that, as 1999 becomes 2000 we shall be reflecting upon the year which beaan the uptrend. numberswise but not necessarily pricewise.
