Sinclair rezoning postponed SINCLAIR STREET residents will have to wait until at least Nov. 27 for a final answer on whether their area will be rezoned to stop the subdivisions that replace single home lots with two or more smaller lots. By MAUREEN CURTIS Contributing Writer West Vancouver District Council recently decided to refer the con- tentious matter to their Planning and Land Use Committee, adjour- . ning that night’s public meeting on the subject until Nov. 27. The proposed zoning change, a result of local concerns with sub- divisions in the Sinclair areu neighborhood, has brought resi- dents out to council meetings on several occasions and spawned numerous letters to council. A significant number of home- owners believe the proposed change would upset their plans for the future and lower the potential value of their properties by eliminating the subdivision option. “I’m not sure if changing the zoning from RS-5 to RS-10 is the answer, but something has to be done,”’ commented new area resi- dent Kim Marshall. He summed up the issue as a conflict between a group consisting of profit motivated developers, absentee landlords and current res- idents who are planning io ‘parachute out’? of the neighborhood after enjoying life there, versus people who want to continue to live in the area. But that terminology was objec- tionable to local land surveyor Bill Chapman, who has worked on seven of the Sinclair area subdivi- sions, “Only one of these involves the existing house having to come down, while four of them you won't even notice if they are done tastefully,’ he said. The proposed rezoning involves 113 properties in the neighborhood around Sinclair Street, including parts of 20th, 19th and 18th streets.
