DEFICIENCIES TURN UP Property surveys protect the buyer MORE AND more people are asking about property surveys -- why do I need one? — and when should | have one done? By JAMIE JOHNSTON Contribunne Writer Property surveys are usually done for the benefit of the buyer. The original survey is usually curried out with the construction of the house or the building lot. But over time, improve- ments are made to the prop- erty such as fences, pools, garden sheds and so on. As well, additions to the house Over Ume, certain case- ments, that is the right to dceess the property, may be edded by government auhorities. Au these chacees may meun that the property has been altered in such a way that it may not conform to new zoning requirements, AN property survey is not a title search. The tithe search only provides proof that the vendor or seller owns the property and is in a legal position to sell it. The property survey actu- aly deseribes the physical make-up of the property that is being transferred or sold. If the property survey shows certain deficiencies, the buver can then ask the seller to correct the problem before completing the pur- chase. Thus the property survey is in the best interest of the purchaser, But not every transaction requires one. It depends in part on when the most recent survey was completed, and what physi- cal changes have since been made to the property. Finally, who pays for the survey if the buyer asks for one?) Again this is an area for negotiation between buyer and seller — just ike price. However it) usually depends on the real estate market.
