An energy-efficient house referred to in the title means one that: © is well insulated and airtight; ¢ has more windows on the south than on any other side; e has controlled ventilation and an efficient heating system; ® probably uses between 40 and 80 per cent less energy for space heating than a con- ventional house; and ® is not too big for the family that occupies it. All 5 of these requirements should be met since they in- teract to save energy. The book, prepared for CMHC by the consultants Allen-Drerup-White Ltd., prescribes the kind and amount of insulation, in- cluding air-vapor barriers, that should be installed in ceilings, attics, walls, base- ment and foundations accor- ding to the climate in your particular part of the coun- try. No house can be really energy-efficient unless it is airtight to keep the warm air in and the cold out. That means a carefully installed continuous air-vapor barrier on the warm side of the insulation. “‘There is a lot of free energy to be had from the sun.’’ Since you have now sealed off all the nooks and crannies that allowed air to leave and enter the house, you must now be concerned about ven- tilation. The best solution may be a central ventilation system and an air-to-air heat exchanger, which uses the warm air being pushed out to heat the cold air coming in. There is a lot of free energy to be had from the sun and, to make the most use of it, most of your windows should face more or less south. In theory, you could build a house that didn’t need any source of heat other than the sun, lights, appliances and the heat from the occupants’ bodies but it would be expen- sive. Most energy-efficient houses need some auxiliary heat. The new high-efficiency furnaces work with an induced-combustion system and shut themselves off if there is not enough air. Nevertheless, all furnaces should have an outside-air supply duct. *“*A fireplace does not belong in an energy-efficient home’’, according to the authors. If there is already one in the house it must be provided with air from outside. Most things we do to save energy - except turning down the thermostat and taking quick showers - cost money. The book offers a formula, taking into account present and projected fuel costs and interest rates, to calculate how much extra you can af- ford to invest in an energy- efficient house.
