2 - Wednesday, March 27, 1985 - North Shore News $20 million expansion for mall PROPOSED EXPAN- SION for Capilano Mall has been put off for decision iixy North Vancouver City Coun- cil until next Monday’s meeting. The proposed $20 miltion renovation and expansion would increase the mall by 80,000 square feet, adding 53 new shops, office space, non-profit community Organization space and daycare facilities. Cambridge Leaseholds Ltd., developers and co- owners of the mall with Canada Life Assurance, put their plans for expansion be- fore council at a public meeting Thursday. Vice-president of development Larry Rank says Cambridge ‘‘is not at ail proud of the present ap- pearance of Capilano Mall. We want the project to result in a product we can all be proud of."" _ Cambridge's development officer Jeffrey Simpson says the company will be paying more to redevelop the shop- ping mall than it cost to ac- quire the centre in February, 1984, Simpson says 80 per cent of Capilano Mall customers ate from North Vancouver, and 44 per cent of those find it necessary to shop at other shopping centres. “By broadening the mix of goods and _ services,’’ Simpson said, ‘‘and by mak- ing the mall aesthetically pleasing we wil! attract more patrons.’* The average amount spent on goods at Capilano Mait is $51 per person, Simpson said, compared to malls of equal size which average $70 per person. ‘“‘By offering additional breath, we can build that figure to stan- dard,”’ he said. Employment offered through mall expansion will include 180 construction workers, 500 trade personnel and eventually 160 to 200 retail. staff, Simpson ex- plained. “It will become a real employment base,’’ he said. ‘And it will stabilize the tax base of the property. The value is in a state of decline physically, in sales and the tax base. The development will add a tax flow of about $800,000, most of which will be allocated to the province, there will be a healthy margin for the municipali- ty.” Aesthetic changes to the mall, explained architect injured in fall A CONSTRUCTION worker slipped and fell 30 fest from the rooftop of.on¢ of the HarbourView Park condominiums being built at Lonsdale Quay in North Vancouver.
