The subject was the variety of ways in which a person's castle, house (or as some Bill Ryan CT regard it) can be used to generate or improve income and/or save taxes. As men- tioned, most times it is sound $trategy to pay off your mor- tgage as quickly as possible. Or you can borrow money with your house as security to put the funds to whatever in- vestment or other purpose you may have in mind. And there is the relatively new so, strategy (which we reported on in previous columns, notably May 27 and June 3) of holding the mortgage on your house in a self- administered RRSP (Registered Retirement Sav- ings Plan) and making the mortgage payments into your RRSP — in other words, substituting cash in your RRSP with your own mor- tgage and paying yourself an interest rate of between, say, 12% to 14% per cent, which seems to be the current range of mortgages. $$$ These are difficult times, with the unemployed ranks being swelled by lay-offs and early retirements. Hence, 11s timely to suggest another way in which your house can be employed to save you taxes. Many of those now without their regular or per- manent employment are capable of working gainfully on their own, or becoming self-employed. Many profes- sionals turn to. consulting work and establish an office in a room in their home. Some craftsmen have a work room where they ply their trade. These are legitimate costs of doing business, or earning income. For example — and it is an elementary one — if you use a room for business purposes which is approximately one- sixth of the floor space in your whole house, and your property taxes are $600 a year, you should be able to deduct $100 at income tax time as a business expense. This is a very effec- tive way of splitting income; that is, dividing income bet- ween two spouses so that one high-income earner does not get walloped with a hefty in- come tax, but rather that each pays a relatively smaller income tax. A word of caution, however. Think twice before claiming Capital Cost Allowance on the room in your house for use for an of- fice. This could alter the status of your house as your principal residence when you want to sell it and be free of the capital gains tax.
