Gas stations to get
their own zoning

NORTH VAN District
may be overreacting to
a minor problem by
creating a _ separate
zone for gas stations,
District Planner Kai
Kreuchen admitted at
Monday night’s council
meeting.

Some alderman weren't
too happy about creating yet
another zone either.

“Eventually you'll have a
separate zone where you go

‘and scratch your back” was
Alderman Peter Powell's

response to what he called
the “chopping and changing”
of zones.

The purpose of the new
zone would be to acquire
“more effective control”
over service stations ad-
jacent to and ir- residential
areas, said Mayor Don Bell.

Under existing
regulations, Bell said, it
would be possible for a
service station to change its
function and become a 24
hour pizza parlor or con-
venience store which would
be inappropriate in the
middle of a residential area.

Aldermen Powell and Jim
Ball agreed it would be
better to change the existing
commercial zone, C3, “to
regain the control we want”
than to continue with the
proposed new zone, C3A.

When questioned, the
district planner said the
problem was very small,
perhaps only five stations,
and a new zone would be
‘overreacting.’

But a split council vote
upheld the recom-
mendations for a new zone,
and a bylaw will be
prepared.
