Mainiand rental market getting tight THE OCTOBER survey of the rental market in the Vancouver Census Metropolitan Area, conducted by Canada Mortgage and Housing Cor- poration, recorded a vacancy rate of 0.5 per cent. This is significantly lower than 0.9 per cent found in April 1988, and 1.1 per cent in October 1987. The survey sample in the CMA totalled 117,502 privately and publicly initiated units. All areas within the CMA recorded lower vacancy rates than April 1988. The vacancy rate for the City of Vancouver tightened to 0.5 per cent from 1 per cent in April and 1.2 per cent a year ago. While all subareas within Vancouver recorded lower vacancy rates, the West End and East Hastings posted the largest inter-survey decrease. The vacancy rate in the West End fell to 0.3 per cent from 1.1 per cent, and East Hastings fell to 1 per cent from 2 per cent in April. In general, vacancy rates in suburban municipalities were lower and ranged between 0.1 per cent in West Vancouver and Langley to 1.1 per cent in North Vancouver District. The renta] market in the Fraser Valley and coast areas also tightened in October. All areas except Mission recorded decreased inter-survey vacancy rates. Year-over-year vacancy rates in Chilliwack, Mission and Powell River were slightly higher. A‘total of 7,000 units were enumerated in the Fraser Valley and Coast areas. Overall, a seven per cent annual increase was noted in the average market rents in the CMA. In the outlying areas, the increase was five per cent. In the Vancouver CMA, for October 1988, the average rent for a one bedroom apartment was $482, for a two bedroom $631, and $740 for a three bedroom apartment. This compares with $464 for a one bedrocm apartment, $611 for two bedrooms, and $715 for three bedrooms in April 1988. Significant rent increases were noted in Squamish where activity in Whistler absorbed all rental units and pushed the average rent levels up for all bedrooms types by as much as 17 per cent.
