86-year-old building to be sold

THE SYNDICATE Block is on the
chopping block. In a close vote
Monday night, North Vancouver
City Council refused to enforce the
86-year-old building’s heritage
status and instead gave the go-
ahead to Marnet Holding Cor-
poration to put the development
up for sale.

Built in 1903 at the foot of
Lonsdale, the Syndicate Block was

the first business block built on the
North Shore and housed the first
Post Office and ‘‘the Express,’
North Vancouver's first mewspa-

Maike Marnet, speaking for
Marnet Holding Corporation, said
her company wants to develop the
area and replace the building with
a development with modern ar-
chitecture.

City Development Services
director Fred Smith released a
report in favor of tearing down the
building.

The report says while the Syn-
dicate Block ‘‘is a building with
heritage significance...it has been
significantly altered, is not par-
ticularly. attractive and is vastly
underdeveloped for this strategic
site.

“A new building could capture
the opportunities which this site
presents and provide the first ma-
jor investment in development in
this part of Lonsdale Avenue in 75
years... By drawing interest and
activity back to Lonsdale Avenue
it may nurture more development

interest leading to the rejuvenation
of the street.”’

A report prepared by ©.Y. Lohn
Associates Ltd., a Vancouver
structural engineering firm, also
favored the demolition of the
building.

“Based on our walk-through vi-
sual inspection, it is our opinion
that because of age, lack of past
maintenance and no apparent
upgrading to the structural system,
