W. Van bulk housing hearing set THE PUBLIC hearing for the new Bulk Housing zoning bylaw is to be held on June 26 in West Van- couver District Council chambers. By MAUREEN CURTIS Contributing Writer “Those who care, please be there,”’ said Ald. Andy Danyliu at Monday night’s council meeting. The proposed bylaw to be discussed has been prepared in response to the continuing com- plaints about the influx of bulky new and infill housing in the district. These homes fill current building envelopes to the greatest possible degree and are often out of char- acter with the rest of their neighborhood. The bylaw will put into law some of the recommendations that came out of the Bulk Housing study ordered by council last year. “We have the legislation in place already: we're just firming it up with this bylaw,” said Ald. Rou Day. He explained that among other things, the bylaw would change the floor area ratio from .45 to .35, alter sideyard requirements, limit allowable outdoor surfaces (to 50 per cent), lower site coverage and require owners of lane-facing pro- perties to put their garages in the back rather than the front. “The provisions are reasonable and are not a radical intrusion on the rights of property owners,” Day said. There were some complaints from the public, however, concer- ning the lack of changes in the bylaw to the current height restric- tions. A consultant will be looking ino the matter of determining heights, which can be difficult in West Vancouver's uneven terrain. “We're going ahead with the rest of the Segislation while conti- nuing to study the complicated matter of height,’’ said Day. Mayor Don Lanskail stressed that council will, bylaw or not, have no control over the esthetics of the design of new homes. XPLORE SCENIC herap _ > Since: 1984" -s.
