Pewee Mansox Ceiling needed on assessments Dear Editor: How can an 80 per cent land assessment increase be justified? At the assessment office, one is met with these pat answers: 1, That is what the market will bear. 2. Would you sell your house for that price? 3. If you want to contest the land assessment, find three lots in your neighborhood which have been sold in the past year and compare the assessment with yours. My answers to these statements are: 1. Surely the market is greedy. The land developers and real estate people have inflated the actual land value in their self-serving interests catering to off- shore investors. West Vancouver District’s policy of ‘monster houses’ on smaller lots has added to the problem. 2. We have no intention of selling our home. After [es all, we have lived in it for 26 years. However, we and others may be forced to sell our home if the present assessment policy is not altered. 3. It is totally impossible to find three lots in our area. One could always move the ferries and dig up the parking lots. This brings us around to the assessment policy. An increase of 80 per cent is completely unreasonable. There must be a ceiling set on the amount of increase or people who have lived in this area and paid its taxes will have no other choice but to move. One could also wonder if our services are going to improve in proportion to our tax increases. Is the district going to beautify another lamppost? We do not have one light on our street. Anna Jessen West Vancouver ICBC comments on letter Dear Editor: The letter in your Dec. 23 edi- tion from Joanne Young (Call a lawyer) commented on ICBC's procedure for settling the claim for damages her vehicle suffered in an accident. ICBC estimators can only authorize repairs for damages observable and related to the acci- dent. Sometimes, mechanics or body workers will uncover further dam- ages which they feel have been caused by the accident. They will review these damages with the ICBC estimator and, whenever possible, the benefit of the doubt is given to the owner and they will be included in the claim. If the damage is clearly not caused by the accident, then the owner will be responsible for the repairs. If difficulties arise after all the damages apparently caused by the Mom says thanks accident have been repaired, the owner must authorize the vehicle's inspection. Once again, the repair personnel can discuss these dam- ages with the estimator and, if it becomes evident that they were caused by the accident, they will be repaired as part of the claim.
