big secret to
selling home

When the Bergs are considering
a house for renovation, they make
certain it has at least three
qualities from the following list: a
good location, basement suite
potential, a good view, a large
property area, character, lots of
square footage in the house and
investment potential.

The Bergs’ first house stood on
a lot that was only 25 feet wide.
However, its investment potential
was great because it was the mid-
dle property in a 100-foot
package zoned for multi-family
residences.

They painted, re-floored the
kitchen and poured a concrete
sub-floor in the basement (a
CMHC requirement), levelled the
back yard and installed new siding
and gutters, then turned around
and sold it four months later at a
$30,000 profit.

The Bergs’ most recently reno-
vated dwelling has been sold since
August, but they didn’t move un-
til last Monday, Nov. 2.

The profit on this house,
bought in July 1991, is $62,000.

The latest sale was effected
without the help of a realtor, at a
savings of $13,000, according to
‘the Bergs’ estimate.

After placing “an ad in the
North Shore News, they sold the
house to the first viewers, another
young couple anxious to avoid re-
altors’ fees,

The secret to selling your own
home, asserts Linda, is creating a
great ad. Her background in mar-
keting helped in the design of an
ad that sparked an avalanche of
interest.

The Bergs have recently moved
to another, larger house in North
Vancouver,

On moving day, which was
Monday, they painted the
bedrooms, tiled the kitchen floor
and installed new appliances. Oh
yes —— and started looking for a
nanny.
