The lease was for 60 years, negotiable after 10 years and every five years thereafter. In 1973 Memorial negotiated additional land from the District and the yearly rent was adjusted to $4,216. In December 1979, Memorial received notice of arent increase to $19,500 — a 363 per cent hike, ac- cording to Darby’s figures. Projecting a 363 per cent increase on every five year renewal over the remaining lease term, Darby suggested his company would be paying the District over $88 billion annually by the year 2029.
