And those jobs, according to Pemberton Waterfront Development Group Inc., are just the tip of the ‘‘goodies”’ iceberg for the community. Jorgen Bysse, spokesman for the development group eyeing the waterfront lands, said the jobs will benefit the many young people without work. Also, it will give foreshore access to residents from all over Greater Vancouver and increase retail sales for shopkeepers along Marine Drive. Moorage stalls for about 40 fishing boats would also be provided from which fishermen could sell their cat- ches to shoppers. Restaurant facilities as well as a pub and wine bar are also proposed as part of the development site. Bysse said the fisherman’s wharf scheme also intends to develop a market place similar to the Granville Island Market. However, concerns were raised by District’s planning department because much of the scheme goes against the development guidelines outlined in the Marine Drive } y> 4 4 for Quality For Christmas Traditional or Imported Fresh flowers and greens Poinsettias Large Plants Choice Blooms Selection and Service WEST VAN FLORIST LTD. 1821 Marine Drive. Marine Drive’s study recommends that commercial development be prevented along, the low level road to avoid dilution of commercial floor space demand in the area. While the Official Com- munity Plan designates the site as industrial, it allows commercial uses adjunct to the established industrial uses. ‘‘The proposed food the regional plan re- quirements and does not en- joy support at the regional staff level,’’ said District planning officials. Gouncil, meanwhile, _re- mained cautious before jum- ping to support the plan. Main concerns raised among council members cen- tred on parking problems which could result if the pro- ject is approved. At present, sections of the proposed development site are used as parking stalls for staff of Seaspan. Before any further debate or analysis of the proposal proceeds, council directed District staff to prepare a staff report dealing with the parking issue.
