Real Estate INSULATION SAVES HEAT en i urn cottage into comfortable home AFTER NEARLY 25 years as a public school- teacher, Dorothy Davis, 65, traded her city classroom for her country cottage and teaching for learning. The cottage, buik in the mid-50's, served well as a summertime retreat but became very chilly in winter. When Davis decided to move there permanently, she drafted plans to turn the 1,088-square foot cottage in- to a year-round home. The project took five months to complete the, ma- jor renovation work which included building a_ liv- ingroom fireplace, enlarging the kitchen. insulating the house and installing the plumbing. “It was an incredible transformation. The place went from a cold cottage to a warm and comfortable home. Before renovating, we had a wood burning stove and we pumped our water from a well. Now I have heat and get water from the tap.”’ Like many cottages, this one didn’t have a telephone. By having one installed when the phone company was upgrading the area, Davis saved considerable cost. And instead of erecting a televi- sion antennae, she waited and had cable put in when the company expanded its service, Because Davis chose elec- tric baseboard heating to replace her wood stove, the cottage’s clectrical - system needed upgrading. New plumbing facilities also had to be installed. A septic tank and a_ thousand-gallon holding tank were dug near the cottage. The holding tank collects tain water and melted snow to supply the hot water heater with softened water. Cold water comes from a nearby well. In addition, ali the win- dows were replaced with energy efficient double-glaz- ed windows. Weatherstripp- ing around drafty windows and doors also helps to keep the heat in and the cold out. While the overall renova- tion brought the greatest change, Davis says her “afterthought project’’ to build a self-contained guestroom in the attic taught her the most. The attic, as large as the entire square footage of the house, was used only for storage. Insulating was the first step to make the attic liveable Walls were built’ using two-by-four studs spaced approximately @ foot and a half apart. Insulation was fixed between the studs and polyethylene sheeting was placed aver it as a vapor retarder. The vapor retarder pre- vents condensation pro- blems, and must be handled carefully to ensure the polyethylene stays flat and doesn't tear or puncture, To create the ceiling, in- sulation was secured along the roof ties and the vapor retarder was installed on the warm-in-winter side of the insulation. This was covered with dry wall. Above the ceiling, a space was left to allow the air to circulate. The first floor ceiling was also insulated to minimize air flow and noise between the two floors. : ““We used about 200 four foot long batts of insulation for the walls and ceiling and another 50 for the flooring to get an R-40 in the attic. The higher the R value, the greater the resistance to heat loss,'’ she says. Davis estimates the total cost of the renovation will be between $60,000 and $75,000.
