i; CANADIAN | ROYAL LEPAGE has just released one of the largest surveys of real estate con- summers ever conducted in Canadit. The survey, which covers close to) 50,000) Canadians who bought or sold homes in 1986, seanforces the findines of @ previous Royal LePage study conducted in 1985, In addition, significant new trends are evident. “Because of the scope of this survey, we are just beginaing to scratch the sur- face of our findings,"’ com- ments Ozzie Jurock, presi- dent, Royal LePage residen- tial real estate services. ‘We can see some significant trends, especially the in- crease in the more mature, more experienced segment of the population who were ac- tive in the real estate market last year. “In 1985 it appears thar real estate markets were led by young first-time buyers,” Sussex SUSSEX REALTY is spon- soring the FTS Company's NEWS photo Tom Burley production of The Late KEN EEAULIEU of Benson's Roofing Ltd. works on replacing the roof on a house on Blumer. JSurock adds: **There are sul a surprising number of young bome buyers, but ther number decreased in 1986 Compared to. the previous year, in 1985, 30 per cent of all buvers in the Royal LePage survey were under 30 years of age. In 1986, this group dropped to 24.4 per cent of the total” The population age group that was most active in terms of home buying in 1986 was the so-called Laby boomers. In the study, the 20 to 39- year-old uge group ac- counted for 463 per cent of all home buying activity. Compared to the census population distribution, the baby boomers were inor- dinately active. The number of first-time buyers continues as a major segment of the home-buying public, at 37 per cent of the aby boomers dominate market total. However, this per- centage is down from the 4] percent oof the market reported in £985. The number of multi-time buyers (people who have bought more than two homes in their lifetime) in- creased five per cent, from 27 per cent of the market in 1985 to 32 per cent in 1986. This tends to confirm the idea that home-buying activ- ity in 1986 spread up into the older, move-up market in 1986, The survey also traced the characteristics of home sell- ers (vendors), with results largely similar to these for the buyer groups. One of the tnost signifi- cant changes in the demographics of vendors in 1986 was the large increase in the numbers of 40 to 49- year-olds who sold homes. This group increased from V8 per cent of the toral in 1985 to 21 per cent in 1986. sponsors play through Cct. 10 at Presenta- tion House, 333 Chesterfield Ave., North Vancouver.
