Van housing study criticized CRITICISM has been Jevelied at a consultant’s report on housing bulk in West Vancouver. Two letters sent to West Van- couver District Council, one from David Poskitt of Poskitt Design and one from Thomas Wardell of the West Vancouver Division of the Real Estate Board, stated that the report over-estimated the pro- blem. The housing bulk study was in- spired by a general concern with the increase of older homes in the district being torn down and replaced with large, bulky houses that strain the building envelope and codes. A fear was expressed that West Vancouver is losing affordable housing for young families. Designer Poskitt said the rec- ommendations coming out of the report were ‘‘simply not re- quired.’’ “Changes in client demand, changes in land value, building By MAUREEN CURTIS Contributing Writer technology and architectural style create new housing and obsolete housing. This housing evolution mixed with traditional property rights shapes the changing aesthetics of the community,” wrote Poskitt. He also said the height definition is good because it encourages pitched roofs and traditional design values. Developing neighborhoods re- quires ‘‘more innovative’ subdivi- sion design and consistent design approval standards,’’ Poskitt said. Real Estate Board representative Wardell, of Joy Realty, also ex- plained the loss of the small older houses as being a result of market demand. Young families do not want to buy these kinds of houses, as they are in search of homes with amenities such as family rooms, extia bathrooms and nanny Price is just the beginning. Older people, Wardell added, are discouraged by having to cope with the stairs and gardening re- quirements of older houses. The only people interested in the properties are builders, who replace the original structures with new homes, “If the market indicated a desire for two-bedroom bungalows, the builders would create them. How- ever, the market is not for this type of dwelling,’’ Wardell wrote. Wardell said the Real Estate Board was very supportive of the municipality prohibiting ‘‘clear cutting’’ of trees in future developments, as this destroys the appearance and ambiance of West Vancouver.
