A NORTH Vancouver District public hearing will be held March § to establish a maximum house size of 6,450 square feet for RS2-zoned ots. The design guidelines for the Kilmer Creek/Braemar area will also be amended to restrict houses to that proposed maximum as op- Posed to current restrictions of 6,000 to 6,500 square feet. Monster houses will be further controlled with the bylaw because the floor space ratio (FSR) for RS2 sites will be reduced to that which governs the larger residential tots: RS3, RS4 and RSS. The current bylaw allows homes on RS2-zoned land to be built with an FSR of .55, but, it restricts larger lots to an FSR of .35 plus 1,000 square feet. The new bylaw would bring RS2 house sizes down to the .35 FSR plus 1,000 square feet size, with an absolute of 6,450 square feet. “The purpose of the original maximum dwelling unit size bylaw was to ensure that very large houses were not built, specifically in established neighborhoods be- tween older, smaller house,’’ stated a Jan. 25 planning depart- ment report. § - Friday, February 9, 1990 - North Shore News Now, however, older homes on the smaller RS2 lots are being ; : 4 demolished in favor of large homes eres : “not as sympathetic to the neighborhood character,”’ it added.
