BUSINESS BRIEFS LOCAL WINNER INTERN ARCHITECT Scoti Romses of North Vancouver is the $5,000 first-prize winner in an ideas competition sponsored by the Architectural Institute of B.C. (AIBC). The competition addressed what was termed ‘“‘highwayitis’’ by the competition’s organizers. The term refers to strip malis, fast food restaurants, gas stations and car lots lined up along a highway. The competitors were asked to consider a real or imaginary sec- tion of arterial roadway, located somewhere in B.C., subject to pressures for commercial or in- dustriat highway strip develop- ment, and submit their ideas for alternatives as plans, high-level views and driver’s-eye views of the roadway. “The winning scheme represents ‘an original. aggressive architec- tural response, complexity, to the massive land area consumed by highway cor- ridors,’’ said the competition jury. The second prize of $2,500 went to a team lead by Vernon architect Charles E. Wills, while the third-place prize of $1,000 was won by West Vancouver intern ° architect Bernard Flaman and not without its” Vancouver architect Ray Pradinuk. The winning entries will be displayed at the AIBC at 103-131 Water St., Vancouver from May 4 to June 2. The AIBC is a self-governing body dedicated to promoting and increasing the knowledge, skill and proficiency of its members in all areas relating to the practice of architecture and administering the Architects Act. INDUSTRIAL LAND THE DISTRICT of North Van- couver was one of only two Greater Vancouver areas that had no fully serviced industrial land available in 1992, according to a market overview report prepared by Colliers Macaulay Nicolls Inc. Commercial, Industrial and In- vestment Real Estate Services. The report said that about 93% of the industrial supply in the District of North Vancouver was in use last year with the remaining 7% vacant but unserviced. The 50 acres currently under study in the proposed Maplewood Business Park, which is owned by the district, is at an advanced conceptual stage and construction is anticipated to begin in early 1995, The real estate firm said that with the lack of industrial land available in the municipality, land values last year ranged from $850,000 to $1 million per acre. The district saw little activity in 1992, recording only two small land transactions totalling 6,500 square feet. The report goes on to say that about 80% of the industrial land supply in the City of North Van- couver was in use last year with 18% vacant and unserviced, leav- ing only 2% vacant and serviced. The 2% vacant and serviced land represented eight acres, highlighting the extremely tight supply conditions in the area. City council is currently study- ing the vacant Yersatile Pacific Shipyards site at the bottom of Lonsdale Avenue and the Fuller- ton site on the city waterfront behind the Capilano Mall to determine whether the two areas should be used for residential, commercial and/or retail use. With the possible redevelopment of the waterfront to a use other than industrial, the supply of available industrial land will decrease even. further, placing upward pressure on relatively hieh prices, said the report.
