Condominiums vs. CANADIANS HAVE now accepted condominiums as 2 regular form of housing. In some markets they represent almost one quarter of all residential sales. By Jamie Johnston Contributing Writer The initial attraction for condeminiums was price. Because condominiums re- quired fess land per unit than conventional housing, they were cheaper. But recently, high-priced con- dominiums in prime downtown locations have been in demand as well. In looking at a = con- dominium it is important to understand the difference between it and a co- operative. With a condominium you are buying a specific unit: with a co-operative you are buying a share in the total property. The ownership of a share then entitles you to accommedaiion in a unit within a complex. Note that in theory, although you own a share in the co-op, you do not actually own the unit you are living in, or any unit, but instead own a share in ali units. This distinction has made CO-Ops condominiums a more preferred form of ownership than co-operatives. While there are certainly well-run co-operatives in Canada, this form of ownership tends to place the individuai at more personal risk. In looking to buy either a condominium or a_ co- operative, make sure you get all of the information about the complex, how it is operated and how much it costs. Common area maintenance charges, cor- porate bylaws, and so on can be just as important as the information on the indi- vidual unit itself.
