By JAMIE JOHNSON Contributing Writer Thinking about real estate is usually far down the list. One of the Christmas traditions is, of course, the Christmas tree. And, believe it or not — and almost as far-fetched — these evergreen trees can make an impact on property values, not just at this season, but throughout the year. One of the obvious things is that good landscaping adds value to a Property. And, part of the process in- , cludes the planting of trees and evergreen shrubs. Deco- rated with Christmas lighis, the total look is one of a well-cared for property — which in turn increases the value of a listed property. But having trees around a house provides an additional value that may not be so ap- parent. Evergreen trees in the winter act as a wind- break. In the summer, the exact opposite occurs. Having shade trees around a house cuts down on direct sunlight and reduces the heat being absorbed by the roof. This will produce lower air condi- tioning requirements. So, when you’re doing some landscaping next spr- ing, just remember that trees on your property not only improve its appearance, but also reduce utility bills. Buy a house for Christmas THE CHRISTMAS season is hardly a time for real estate to occupy a prominent position in your mind. By JAMIEJOHNSTON | Contributing Writer Family gatherings, parties and general celebrations seem to be more in order. It’s particularly true for vendors — people who have their homes listed for sale. Who wants to keep a home in ‘“‘showing’’ condition, when there seems to be so many other demands for O2e’s time? And salespeople tend to sense that too. This is a time that many take holidays, or just relax and not push so hard around the office. But this can be an ex- cellent time for buyers. Those houses that are listed for sale don’t just disappear from the market over this period — the listings are stil/ in effect! What happens is that there just aren't as many potential buyers. And while a lot of salespeople are taking it easy, there are some who are still striving for year-end goals, who need that final sale or two. Those people are ready — almost eager to provide the extra service and attention needed to close a deal. So, add it all up. If one is in the market for a new home, and one has the time to look, then this is an ex- cellent time to go house hun- ting. There are lots of houses to choose from — and you can bet you won't face com- petition from other buyers. The only remaining ingre- dient needed for success is to find that salesperson who is trying to make his year-end goal. This is how the smart buyer gets the odds «a his side. December was once a very slow sales month. But seasonality in sales is far less extreme than it used to be. I think it must be because some people are already smart buyers.
