Turning to North Vancouver, the rable shows how tight the market is for North Van detached hames. In toral there are only 355 homes on the market and about 95 sell each month. Therefore there is less than four months supply on the market, meaning that sellers have the upper hand. By area, the results range from Central North Van (which includes Lower Lonsdale, Central Lonsdale, Boulevard, Queensbury, Calverhall and Lynnmour} Where there is only 3.2 months supply of listings to the Tempe/Braemar/Princess Park area where there is 5.7 months supply. Overall, however, there is not a lot of variation between areas —- demand/supply conditions are tight in all of ey cappk ¢ demand /supply situa- tion is also fairly ani for North Van atfthed homes, with only 4.8 months supply on the market. Most of the sub-areas reflect this tight mar- ket except for the Norgate/Pemberton/ Pemberton Heights/ condition week to week Hamilton area which has over 10 months supply of homes on the market. For the last category, North Van apartments, the table shows a lot of variation in demand /supply conditions berween the difterent areas. The situation for apartments in the Norgate/Pemberton/ Pemberton Heights/ Hamilton area is very tight with less than four months supply on the market. On the other hand there is mere than nine months supply in the Delbrook/Upper Delbrook/ Upper Lonsdale /Forest Hills area, The central North Van area also has a soft market with more than an cight menth supply of listings. as F mentioned in [ast week's column, this intornia- tion is just one way of looking at the state of these markets and the siruation is fluid — market conditions can change from weck to week.
