Land values, illegal suites, community services and older homes were some of the issues raised by submissions favoring duplex zoning. Submissions also revealed that: © Some people have bought or retained property with the inten- tion of turning the property into a duplex; © Illegal suites already exist in the area, showing a need for in- creased density; © The accessibility of community services makes the study area in- appropriate for single-family hous- ing, © Older homes will be replaced necessarily more attractive than a tastefully-built duplex. Although a ‘romantic’ view of the neighborhood of single-family homes was expressed by some op- posed to duplexes, ‘‘land econom- ics ig not romantic’’ pointed out area resident Krysha Derbyshire. She added that high land costs cause owners to want to squeeze the most out of their land, and without duplex zoning, illegal suites without the standards of a legal duplex will become more common. Opponents of duplexes in the neighborhood wanted to retain the quiet character of the area. Nick Bartley, explaining his reasons for favoring the retention of single-family homes, said in- creased density means increased noise in an area that currently has a nice mix of homes. Both groups expressed a desire for retaining the charm of the neighborhood with designs that fit its character.
