It is a revolving line of cred- it with an established limit that you can draw against as you need the money. For large amounts, you may need to seeure the line of credit with a mortgage on your property. Once the work is completed and the actual cost is known, most financial institutions offer you the choice of staying with your credit line or turn- ing it ints a conventional mortgage. A personal loan may be your best choice if you prefer to make regular, fixed pay- ments over a relatively short period of time (up to five years). When you need to bor- row 2 large amount, a home equity loan lets you spread ene ayments over a longer (up to 25 years). Petyou can arrange financing before finalizing your renova- tien plans. Based on your financial circum- stances (c.g., savings, equity, income) and the size of loan you qualify for, your lender will assist you in selecting the most suitable financing plan. Penfold strongly suggests that you get pre-approval from your lender. “Pre-approval lets you know up front exactly how much you have to spend, so. you can plan your renovation with confidence. There is no cost for pre-approval, and it does not oblige you to go ahead with your project or loan. Once you make a formal application, the funds can be available very quickly, often within 24 hours if no collater- al mortgage security is required,” she said. It is important to deter- mine if you need access to the money ali at once or in stages —— you don’t want to pay interest on borrowed moncy sitting idle in your account. Just as important, you want to create a payback schedule thar is comfortable and realistic. Eariy in your planning, your renovation contractor can offer you ballpark figures for discussion with your lender. Many professional ren- ovators have long-standing relationships with financial institutions and can provide you with and assistance. Estate \ Company © NEW home construc- tion in Canada is slow- ing a bit —which is nothing new in this province, where it’s been a trend all year. Housing starts in Canada slipped 2.2% in October to 147, 500 units* from a revised 150,800 units in September, according to Canada Mortgage and Housing Corporation (CMHC). Urban mukiples rose for the third consecutive month, by 0.7% to 54,700, while urban singles decreased 5.1% to 72,100 units. “There are two opposing factors at play here,” said Kenneth Lyons, economist at CMHC’s Market Analysis Centre. “Recent strength in commodity prices, which raise input costs to housing con- struction, could soften the housing market. But, on the other hand, a robust econo- my, thriving export market, improved business contidence and improved commodity prices, could translate inte igher disposable income and spending which would have a positive effect.” i British Columbia | oo slipped marginally to 13,6 ans from 13,980 in September, as a result of a stall drop in urban singles. Varcouver, after showing signs of improvement in September, slipped to 7,300 units from 9,300. Starts remain below last year's pace. Prairie urban starts, at 26,900 were 14.5% higher than September.
