Suzanne Smith, a North Vancouver City resident who li in the Lower Lonsdale area in the 200-block of West First Street, was on hand Monday afternoon to view the model of the develop- ment. She is working on a masters degree in urban plan- ning at UBC, Said Sinith, “1 like a lot of what I see. I'm interested to see how this old shipyard site will develop into an extension of the regional town centre. There has been a lot of arren- von paid to creating public open space. It’s definitely needed. “Time will tell if it plays out as it has been presented here. There are some issu around the heights of some of the residential = towers. Obviously they've tried to increase the densities in some areas to allow open spaces and to be able to retain some of the heritage buildings. “} think they’ve done a really good job,” she said. Smith questioned whether there was cnough of a link between Lonsdale Quay and the shipyard site. “That will be one of the main challenges,” she said. Said Laure Groundwater, who ‘was born in North Vancouver and lives on East Fourth Street, “I don’t sce anything that isn’t within the scope of the permissible heights and layouts except for the hotel. “Why suddenly — there would be a departure from the city plan to stick that right out where it obstructs the view of the multitude of people who walk uo and down Lonsdale ... it doesn’t seem reasonable that it should be stuck out on Lonsdale.” Groundwater would pre- fer to sce the hotel located further cast on the site. He likes the rest of the plan, although retention of the her- irage buildings at the shipyard site are nota priority for him. “If it can be done attrac- ly, it would be nice if ic could be done,” he said. Norm Horson, an_archi- tect with Hotson Bakker Architects, has been involved in the planning precess for four vears. Hotson Bakker carried out the original land-use study for a three-headed client -—- the property owner (represented by othe receiver), North Vancouver City and the Vancouver Port Corporation. He said the greatest chal- lenge to the architects was to maintain othe “historical precinct” of the shipyard. “Irs not enough to keep one building and say, “That's heritage.” We've ke third or more of the site in its his- torical context. “But what of course this has resulted in is that the kind of density that one might be allowed to build on the site has been in effect: squeezed an to a smaller amount of land. “It's caused a couple of the buildings to pop up in reight, but it’s not inconsis- tent with other proposals in the neighbourhood,” said Hotson. The realignment of a see- tion of East Esplanade has also caused “pop up.” “Whar happens then is you get a very restricted site area’ (to the south of Esplanade). “If we're keeping the older buildings, we have a very limited site area. The hotel program has been squeezed upwards in effect. “We have to get cnough area in the horel to put ina viable number of rooms, a small conference facility and a little bit of retail,” he said. Hotson said new buildings in the area are generally arranged to be aligned with the original piers and indus- trial buildings. “So it’s hike a set of fingers almost. Similarly we've lined up buildings to maintain some very large windows of ii! | HOME OFFICE + FILING CABIKETS TABLES « CHAIRS « BEDS + BOOKCASES INSTANT FURNISHINGS, N.
