Selling real estate with computerhelp _ Multiple listing services can help speed the sale of houses by pooling § in- formation on properties for sale among all cooperating brokerage firms, -but the volume of data that changes daily can get clogged up in an inefficient system. The Real Estate Board of Greater Vancouver wasn't the first Board in Canada to employ computers, but it is the first to combine com- puterized listings with a specialized data sheet that makes marketing in- formation more complete while getting the benefit of computerized speed. Before the Vancouver Boards minicomputer, a staff of six typists daily prepared one hundred and fifty listings for offset printing and distribution among some 500 offices around the Lower Mainland, giving vendors of these properties ai multiplied opportunity of a faster sale. Today, with the use of the in-house computer system three typists are able to input listing data that is much more detailed than ever before, without the log-jams once suffered on busy days. Coupled with a Com- pugraphic typesetting system, high quality printing capability and faster service has resulted. Marketing methods change as the world progresses, and home buyers and sellers both find priorities and sales features in housing changes as cach era comes and goes. No longer is a typical home described merely as a 5- room bungalow with or without basement, with one or more bathrooms on a well landscaped lot. Today’s home is larger, cap be designed in any of fifteen or sixteen ar- chitectural styles, on many levels, with ensuite plum- bing, varied floor coverings, fireplaces of stone or brick, fired by wood, electric, gas or a combination of fuels. Parking possibilities must be described, and such site influences as adjacency to schools, beaches, golf courses, access to highways, shopping, and various views should be revealed to the potential purchaser. The Board's Data Input Form has been expanded to include all the modern marketing information necessary. Your listing broker checks off the correct details which are then coded into the com- puterized equipment resulting in faster circulation but also coding in in- formation which will later be used to recapture selling Statistics to be used in the future market. The inputting of in- formation on this listing is also used for accounting purposes, because once stored in the memory bank it is retrievable for recording the sale of the property and for recognizing levels of participation from = any cooperating firms. While on the surface the application of a com- puterized system of listing and special data sheets for brokers seems to benefit only the real estate industry, there is a special benefit to the buying and selling public. The speed and efficiency clearly gives the vendor better listing service in circulating his listing among the cooperating Board members, and the more detailed information con- tained in the listing gives him a better platform to employ the most modern techniques to sell his property. Keeping costs of operation down and providing a better base of informational services helps the buying and sclling public now and in the future. Especially designed to be used in real estate marketing, the Real Estate Board of Greater Van- couver's computer-based operation is now being studied by several other Boards across Canada.
