“You have to be prepared
to sit it outlfyou’re going to
spend that kind of money on a
rancher, you have to be able to
live in it for a while,” says
Toikka, who plans to live in his
home for 10 years. That’s why
he added many features he
considers “extras,” like a
steam shower in the ensuite
and granite countertops in the
kitchen.

Toikka also built his home
to BC Hydro Power Smart
standards. He's already seen

the benefit in energy savings
— while his floorspace has
increased, his hydro bills are
the same as pre-renovation.

His advice to home owners
contemplating a large-scale
renovation: seek professional
help.

“It's better to hire a profes-
sional who will get it complet-
ed on ume and on budget,”
says Toikka.

vations, starting in the fall.
