questions regarding the
general condition of the
property.

Items covered include: the
plumbing; electrical wiring;
structural data; insulation;
and unregistered easement
or encroachments. The form
also has a section for strata
unit properties,

Lancaster reports  criti-
cisms that the PCDS elimi-
nates areal estate agent’s
responsibility are unfound-
ed: ‘‘What it does do is
assist the realtor. in review-
ing all relevant aspects of a

property at the time of

listing to confirm the actual -

condition of the property.

While the province's real
estate associations and
boards are making the
PCDS form mandatory for
properties listed on the MLS
system, sellers may decline
to complete the form.

But, the seller must still
acknowledge that he or she
has seen the form and ref-
used to complete it.
