The year ended with a partial recovery from the declines in late 1994, and was highlighted by a 4% increase in the average price of a sin- gle family home. Total residential sales for 1995 were 28% below 1954 sales: however, this is a recovery from the nearly 50% drop in sales which was experienced during the first quarter of 1995, The average price per unit in all residential cat- egories gained 1% for the year. “The recovery of the markei in mid to late 1995 bodes well for the coming year,” says The Real Estate Board of Greater Vancouver's president Ailan Corbett, “With interest raies stabilized at affordable ievels, and the prospects of increased market activity from immigration, we are preci.cting a good year in 1996.” In detached homes, gross sales fee fell 22% in December and declined 28% for the year. There were 691 units sold in December 1995 compared to 850 in December 1994, a decline of 18%. There was a total of 12,022 detached units sold in 1995, compared to 17,670 in 1994, a decline of 31%. In the condo market, sales of townhouses and apartments increased by about 5% in December resulting in a net decrease of 23% for the year. The average price per unit for con- dominiums in Vancouver remained virtually the same. The slower market was accompanied by a 7.2% decline in the board’s membership in 1995, dropping to 9,212 in December 1995 from 9,927 in December 1994, “We are predicting that 1996 will be a par- ticularly good time to buy or self.” says Corbett. “There is un excellent selection of properties in all categories to choose from, accompanied by a stable market and affordable interest rates.
