A.P. NicGredie INQUIRING REPORTER SRQERULY AED NORTH VANCOUVER, CITY COUNCIL Lot size for duplexes cut NORTH VANCOUVER City has headed off a growing problem of lots turning out to be just under the 6,000 sq.ft. (540 sq.m) re- quired for building a duplex. By Stephen Wisenthal Contributing Writer Councillors voted on Wednes- day, May 5, to reduce the lot size required to build a duplex in an RT-1 two-family residential zone to 5,900 sq.ft. (53! sq.m). The change was prompted by a request from the owners of 232 St. Patricks Ave., who had a sale of their property fall through when it turned out to be frac- tionally under 6,000 sq.ft. (540 sq.m). It was the third such lot to come before council for rezoning this year. Staff reported to council that the problem stemmed from mod- em survey methods producing more accurate lot sizes. “About 150 lots surveyed before the First World War were thought to be 6,000 sq.ft. (540 sq.m), but recent measurements have revealed they are a bit s-naller. “The difference between a 6,000-sq.ft. (540 sq.m) and 5,975.6-sq.ft. (538 sq.m) lot is so minimal as to have no meaningful effect upon development poten- tial,’’ stated the report to council. The amendments will come up for second and third readings at future council meetings. Do you feel s safe crossing the Lions Gate Bridge? THE LIONS Gate Bridge was opened to traffic in 1938 ata cast of $6 million. The estimated life of the bridge wis 50 yeurs. Fifty-five years later, an in- dependent engineering study by North Vancouver's Buckhind and Taylor Ltd. released this month states, “the Lions Gate ridge is safe but requires a comprehensive maintenance program to ensure it is fully serviceable lor at least five years," More than $30 million has been spent on bridge rehabilitation in the past (7 years, and the Buckland report says a further $10 million could be required in’ the nest five years, When the study was released, Transportauion and Highways Minister Art Charbonneau said, “whatever the fature decision on the crossing, the Lions Gate Bridge, in the meantime, will be fully maintained and the safety of the travelling public assured,’' The report concludes that an- nual inspections and maintenance e vensure sufe service until 1998, The North Shore News survey team began calling North Shore residents last Monday to find out how Charbonneau's assurance of bridge safety was received, A majority (56.2%) of those polled said they felt safe when walking, biking or driving across the bridge. An even 30%, howev- er, said they were concerned about the structural safety of the first crossing span, The most interesting response, which 10.2% of the respondents chose, was they never use the bridge. It is unclear from the News poll whether this means they never leave the North Shore, or they simple use the Se- cond Narrows bridge when travel- ling to Vancouver. In a zone-by-zone breakdown, all areas but two on the North Shore responded in relatively the same numbers. The exceptions were in Upper Lynn Valley ~ where the yes votes. to the no votes were equal -— and Lower: Lynn Valley — where 33% said they never use the Lions Gate Bridge.
