FINDING AN apartment in Vancouver
has become somewhat easier during the
past year, according to the Rental
Market Survey report released by
Canada Mortgage and Housing
Corporation (CMHC).

Vacancy rates in metro Vancouver rose to
1.2% this October compared with 0.8% a year
ago. A vacancy rate of 2% is considered nor-
mal for a city of Vancouver's size.

“The easing of vacancy rates is due in purt
to fewer people | moving to Vancouver from
other provinces,” said CMHC market analyst
Ray Toscani. “As well, the build-up of unsold

some of these units being converted to rental,
thereby adding to the rental stock,” he added.

Vancouver's West End is the most sought-
after area in metro Vancouver, with an
extremely low vacancy rate of less than 0.5%.
The most expensive area continues to be West
Vancouver where the average one-bedroom
unit rents for $837,

On a metro-wide basis average rents have
risen modestly during the past year increasing
to an average of $640 for a one-bedroom
apartment.

The jump represents a 2.7% increase in
one-bedroom rentals. By comparison the gen-
eral rate of inflation in Vancouver over the

apartment condominiums has resulted in same time period has been 2.2%.
