Generally, zoning bylaws tell you “what and where” you can build. Building bylaws specify “how and out—of—what” to build. The time to ask is before you build, not after the fact. STEP 2. DRAW UP A PLAN. Once you know >uiiding regulations you can have drawings made up that comply with the local regulations. if cestrictions are in place you may be able to have them varied by applying for a DEVELOPMENT VARIANCE PERMIT. Simply ask abuut that too! STEP 3. GET A PERMIT. Getting a building permit is your best insurance against building “a mistake.” Any registered homeowner can simply bring a site plan and two copies of the drawings into City Hall. There you can fill out an application form for minor works and pay a building fee. STEP 4. QUICK PICK UP. Most minor work permits can be approved quickly. It's time well spent when you consider the alternatives. If you build without a permit and are found in contraven- tion of local bylaws you could be faced with removal, fines, court and even jail. DID YOU KNOW? *The size of your deck and the setback on your lot are r-gulated. The area of an unattached accessory structure must be less than 600 feet. ¢Any structure more than 8 feet tall and more than 100 square feet requires a building permit, and that could include gazebos and greenhouses! *Any building structure more than 100 square feet’ . in area must be in the rear 25% of the lot, 4 feet from the rear lot line, 2 feet from an interior lox line, 10 feet from the house and less than 12 feet high.
