MMiassive home approved in West Van | WEST VANCOUVER District Council recently approved the construction of an over 14,000-square- foot house on a seaside promontory near Horseshoe Bay. By Maureen Curtis Contributing writer “*It’s a sensitive location, right at the entrance to Horseshoe Bay,’’ said Ald. Rod Day, who has been concerned about the size of the project. The house, which will drape itself in several levels over the rocks of Tyee Point, will be most visible from the water. Known as the Sungreat resi- dence, it is being built for an off- shore owner. “Is this an individual home...or a nice little resort?”’ Day asked. Architect Alan Peters assured council that the project is a four- bedroom, single-family home; he said the addition of a squash "court and other facilities has con- tributed to the building’s large square footage. ““Homes of this size ase not unknown on the Lower ’ Mainland,” said Peters, who " poted. that some have been as big as 40,000 square feet. He said that there is no indica- tion that the Tyee Point property will be used for anything but a home. The project has been tied up for several months while details such as the lack of a connection with the district sewer system and clear access were sorted out. There is vehicular access to the landlocked Tyee Point site, but it, like the other utilities, runs through other public properties, and can conceivably be cut off. Council’s Oct. 7 decision was only to grant a development variance so that the project could exceed height regulations, thereby minimizing the amount of blasting needed to construct the building and to allow for peaked roofs. Peters reminded ccuncil that without the permit the home’s construction could go ahead regardless, but with less attractive fiat roofs. Councii considered delaying the decision again because of a rumor that someone had _ challenged North Shore Health’s decision to allow the owner to build his own septic sewer system.
