Code changes affect affordability RESTRICTIVE REGULA- TIONS and escalating de- velopment changes will make it increasingly difficult for the housing industry to provide affordable homes, according to the new presi- dent of the Canadian Home Builders’ Association of B.C., Gary Creuzot. “Well intentioned yet ill advised regulations such as mandatory installation of fire sprinklers are driving up the costs of construction,’’ said Creuzot in his inaugural address to meeting of -CHBA BC. the annuati- “How can home builders be expected to provide afford- able housing when they are forced to install 36,000 fire sprinklers and other things?’’ The building industry also has to be concerned about the explosions of regulations facing the industry as more groups attempt to address social issues by imposing new building regulations. “There are over 1,200 proposed changes to the National Building Code,” noted Creuzot. ‘All of these proposed changes will ultimately affect housing affordability.”’ Creuzot commended the provincial government for the action taken in establishing the Provincial Commission on Housing Options, and the manner in which it is moving to im- plement many of its recom- mendations, According to Creuzot, an increasing challenge to the industry is dealing more ef- fectively with municipalities, as no-growth factions and funding of infrastructure become more important issues.
