A -healthy national economy and relatively moderate interest rates are the two major factors in- fluencing the year end forecast. “Providing interest rates don’t increase significantly, we expect a nine per cent in- crease in the number of homes sold across Canada by the end of the year,’’ says Ozzie Jurock, president, Royal LePage Residential Real Estate Services. ‘‘Unit sales in 1987 are forecast to reach 300,000 compared to 274,633 units in 1986. With the predicted 215,000 new housing starts across Canada this year, the total number of both new and resale houses sold is: forecast to reach 515,000 units. “We expect the average price homes across Canada to rise 16 per cent this year to $110,000,’’ says Jurock. “That’s over $15,000 higher than the 1986 figure of $94,902. **1987 has been a year of recovery in a number of ma- jor markets,’’ he says. ‘This is especially true in areas such as Ottawa, Calgary, and Edmonion where im- proved economic situations have bolstered residential housing activity. ‘*Perhaps the most notable increases in market activity have taken place in Vancouver and Calgary, where unit sales by year end are forecast to climb 30 and 42 per cent respectively,” says Jurock. ‘‘The prolong- ed period of higher oil prices continues to encourage buyers to enter housing markets in Calgary and Ed- monton, while strength in the service, tourism, and forestry industries is fuelling - GROUSE WOODS the market in Vancouver." Housing markets in Win- nipeg, Saskatoon, and Mon- treal are also expected to continue to enjoy healthy real estate activity. Pent-up demand, especial- ly among first-time buyers, prompted significant in- creases in selling prices in Montreal during the first quarter of 1987. Although market activity has since stabilized in that city, the value of homes is expected to increase 15 per cent by year end. In areas such as Hamilton and Toronto, residential real estate has adjusted to more normal levels of activity after experiencing excep- tional first quarters of 1987. The predicted increases in selling prices in these two cities by. year end are the most significant in Canada, with Toronto forecast to climb 30 per cent and Hamilton expected to rise 19 per cent.
