REAL ESTATE Vancouver rental market unique OVER 90% of all the new market rental housing added to the rental stock in met- ropolitan Vancouver in the second half of the 1980s came from non-conven- tional sources, according to a report recently released by Canada Mortgage and Housing Corporation and British Columbia Housing Management Commission. In the other centres in the Montreal, London, Canadian study — Win- ‘nipeg and Calgary -—- con- ventional rental production provided the majority of additional rental housing. In Montreal, for example, some 50,000 rental units were created by conven- tional rental construction as compared to 6,500 from non-conventionai sources. The main difference be- tween Vancouver and other centres was the cost of building rental housing. A typical new rental suite in Vancouver costs $103,430 to build as compared to $56,725 in Montreal. The booming con- dominium market in metro- politan Vancouver coupled with the lack of pre-zoned land available for apartment and row housing in the se- cond half of the 1980s crowded out rental devel- opments.
